Policies:

The Policies At Boulders Edge have been created to make your stay At Boulders Edge the best experience possible for everyone. You may not proceed to your Cabin or Tipi until you have checked in at the gift shop - you are not a registered guest until you have done so!!!

Damages: We reserve the right to charge your credit card for any damages incurred or excessive cleaning required following your stay. If you notice any problems upon checking in, please let us know immediately to avoid any damage charges being billed to your account.

Amenities: Occasionally appliances, such as hot tubs, fireplaces, etc., can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other “Acts of Nature” that are outside of our control will not result in a refund of any monies paid. Due to cleaning and servicing, hot tubs are sometimes not up to full temperature at the time of check in and may need several hours to heat. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency. Failure to do so may result in damage or excessive cleaning charges.

Fireplace and Air Conditioning : Our gas log fireplaces are turned off from June the 1st to September the 15th. Air conditioning is only available from June the 1st to September the 15th in keeping with our green policies.

Driving Conditions: All of our cabins have gravel driveways. There are no refunds due to inclement weather.

Payment: 50% Deposit is required for all cabins at the time of reservation with the remainder plus a 6% lodging tax due upon check in - We accept Visa, MasterCard, Discover, cashiers check or money order. No personal checks. Tipis require 100% payment at the time the reservation is made. Reservations made within 3 weeks of arrival will pay the full amount when making the reservation. Any changes made to a reservation after processing will incur a $50 service fee.

Cancellations: Reservations that are canceled 14 days or more prior to arrival will recieve a full refund minus a $50 processing fee. Cancellations less than two weeks will not recieve a refund. In the event of an early departure, we cannot give any kind of refund. There are no cancellations due to inclement weather.

Package Cancellations: Cancellation of any package witnin two weeks of arrival will be charged a fee of $50 as well as the charge for the cabin or Tipi.

Check-In: Check-In is between 2:00pm-4:00pm at the Main Office. We cannot accomodate early check ins. If you are on the road and find you are going to be a few minutes late you must call and notify us -if you don't you will not be able to check in to your cabin or Tipi.We will work diligently to have your cabin ready for you right at 2:00pm, but there are rare occasions when additional cleaning may be required or when your hot tub may not be fully heated until later that night. There is no refund in these situations.

Check-Out: Check-Out is by 11:00 am. You do not need to come to the office to check out. Simply clean up, leave the key, and lock the cabin behind you. Unfortunately, we are unable to accommodate late check outs. Check-out times are strictly enforced so that we can make sure that each cabin is ready for our guests.

Occupancy: All of our rates are based on two-person occupancy. In those cabins that allow for more guests, additional adults are $20 per night children under 13 years of age stay at no additional charge. Please limit the number of guests to the maximum occupancy of the cabin and to the number of guests included in your reservation. Day visitors to your cabin are welcomed with prior notification and they must check in and out at the Gift Shop. You will be charged for any additional guests that stay the night. There will be a fine of $100 plus the $20 per person fee for additional guests in your cabin that have not registered first.

Smoking: Smoking is not allowed inside the cabins, but you are welcome to smoke outside or on the decks/porches. Ashtrays are provided for your use. Smoking in the cabin will result in a $100 charge.

Pets: Well mannered, house broken pets are allowed with prior approval. Because of the additional time involved in cleaning a cabin or Tipi that a pet has stayed in, there is a charge of $30 per pet per stay in a cabin and $10 per pet per stay in a Tipi. Pets must be kept on a leash when outside with you, and may not be left alone in your cabin or Tipi unless they are crated. A maximum of three pets per cabin are permitted. Unauthorized pets will result in a $100 fee.

No refunds will be made in the event a person is required to vacate the premises because of disruptive conduct or failure to follow our rental policies and regulation
